The applicant intends to develop the Subject Tract with single-family homes in keeping with the character of the surrounding neighborhood.
The proposed rezoning is consistent with the surrounding area, which is characterized by residential development within the “RSF-5” zoning district. The Subject Tract is also near “IL” and “CG” zoning districts. The area contains numerous zoning designations that accommodate a mixture of commercial, industrial, and residential uses. The property is accessible from East Independence Avenue and Arizona Avenue. The addition of single-family residences is not anticipated to create any significant traffic impacts.
