Project Summary:
A public hearing is being held to rezone approximately 0.6 acres “CG” (General Commercial) to “RSF-5” (Residential Single-Family 5).
The applicant intends to develop the Subject Tract with single-family homes in keeping with the character of the surrounding neighborhood.
The proposed rezoning is consistent with the surrounding area, which is characterized by residential development within the “RSF-5” zoning district. The Subject Tract is also near “IL” and “CG” zoning districts. The area contains numerous zoning designations that accommodate a mixture of commercial, industrial, and residential uses, reflecting a diverse development pattern and offering a range of uses, including housing, employment, and services. The property is accessible from East Independence Avenue and Arizona Avenue. The addition of single-family residences is not anticipated to create any significant traffic impacts.
On September 22, 2025, the Planning and Zoning Commission held a public hearing. No members of the public spoke during the public hearing. The Planning and Zoning Commission’s recommended approval of the request, 5-0-0.
