Consider and take action on a resolution consenting to the creation of Galveston County Municipal Utility District No. 69 and making certain findings related thereto (Executive Director of Development Services)
Background:
Approval of this item will authorize consent to the creation of Galveston County Municipal Utility District No. 69 (MUD 69).
The owners of approximately 1,777 acres of land located within the corporate boundaries of Galveston County and the City of League City are petitioning the City for consent to create MUD 69. The acreage is part of a multi-phased residential and commercial development that will complete missing roadway segments along Muldoon Parkway, Ervin Street, Bay Area Boulevard, and Winfield Road.
- The 1,777-acre property is located between the existing Westland Ranch development to the west, the Magnolia Creek subdivision to the north, the Duncan PUD developments to the east, and FM 517 to the south.
- The development will include 2,234 residential lots and approximately 185.2 acres of commercial area within the MUD boundary.
- Neighborhood amenities will include an integrated trail system, playground area, community pool, and dedicated green space, including a 32-acre City park.
- An anticipated builder list is not available at this time. However, typical builders used by the developer include David Weekley, Drees, Perry, and Highland Homes. Anticipated home pricing is expected to start in the high $400,000s.
- Entryways into the development will include four-lane boulevard collectors and arterials.
- In conjunction with execution of the Utility Agreement, the developer will dedicate approximately 4 acres for Fire Station No. 7 and the right-of-way (ROW) needed to construct Muldoon Parkway and Bay Area Boulevard.
Staff recommends approval of this item.
