The Planning and Zoning Commission recommended approval, 8-0-0, on July 21, 2025.

City Council approved the first reading, 7-1-0, on August 12, 2025.

Background:
Approval of this item will create the Midline Planned Unit Development Overlay District (PUD).

Project Timeline:
August 10, 1999 - The properties were initially zoned as “SDR” (Suburban Development Residential).
August 30, 2005 - The properties were zoned “RSF-7” (Residential Single-Family 7) as part of the City’s Zoning Map and Ordinance revisions of 2005.
September 18, 2024 - The applicant submitted three Planned Unit Development (PUD) applications to the Planning Department.
May 27, 2025 - City Council approved the annexation of 130.9-acres of land which will be contained within the Midline PUD.
June 3, 2025 - The applicant held a neighborhood meeting in League City. The sign-in sheet indicates that 10 property owners were in attendance.
July 3, 2025 - Public hearing notices were mailed to the surrounding property owners, public hearing signs were posted on the property, and a notice was published in the newspaper.
July 21, 2025 - Planning & Zoning Commission held a public hearing and recommended approval of the request.
August 12, 2025 - City Council held a public hearing and approved the request on first reading.
August 26, 2025 - If approved on first reading, City Council will consider the second reading of the request.
